The Ellard Bottom, Catahoula Parish, 32 Acres +/- LACATACA32

Just South of the Sandy Lake community in Catahoula Parish on the outskirts of the Catahoula National Wildlife Refuge is some of the finest hunting in Louisiana. This 32 acre tract is close to the end of Young Rd down Hwy 923. An additional 32 acres of bottomland hardwoods and agricultural field is also for sale less than 1/4 mile from this one.

This tract is swampy, bottomland hardwoods that are overloaded with deer, hogs, squirrels and coons. Their tracks are on top of each other down every trail. The properties in close proximity to this one have been in conservation easements and well managed for wildlife. These woods are part of a contiguous mosaic of bottomlands that tie into the 25,000 + acres of the Catahoula NWR. Deer rubs, hog wallows and hoof trodden trails are numerous across this property. For many years this particular parcel has only been hunted on very few occasions. There is no telling what can be harvested here if someone puts in some time in the woods this season.

There is also a shallow cypress brake on the Eastern part of this tract that will provide great duck hunting year after year. This water will also provide a year round water source for wildlife and an ambush spot for your hunting blind.

Access to this parcel is very limited and can only be shown with a Mossy Oak Properties of Louisiana agent present.
